Several structural factors reduce risk for BAI co-investors:

• Preferred equity position: Co-investors hold a senior capital position in the structure. Fixed annual returns (7–8%) and principal repayment are prioritized before any profit distribution to the developer.

• Alma Miami (Sweetwater Place) — Miami, FL: Student housing development near Florida International University (FIU). Pre-development stage. $250,000 minimum | 8% fixed annual return | 4-5 year term.

Both projects are structured as preferred equity co-investments and are eligible under the EB-5 Immigrant Investor Program.

BAI Capital's current projects offer a two-tier return structure:

• Fixed annual return: 7% (Archer Place) or 8% (Alma Miami), earned throughout the investment term regardless of project performance.
• Exit distribution: Up to 15% of capital appreciation paid upon project completion and asset disposition, on top of the fixed annual return.

Investment terms range from 3 to 5 years depending on the project. As preferred equity investors, co-investors' fixed returns and principal take priority over developer profit participation.
