Adam America Real Estate joins BAI Capital as a developer partner for the largest building within Archer Place — a master-planned community featuring student housing, condominiums, and retail, located on the south end of the University of Florida campus in Gainesville.
The partnership will be building a total of 504 student bedrooms with retail space, parking structure and an incredible list of amenities for an estimated construction cost of about $100M. BAI Capital expects to have the building ready in the summer of 2027.
BAI Capital, a global real estate investment and development firm, and Adam America Real Estate (AARE), a prominent student housing developer with significant experience across the U.S., have announced a partnership to develop one of the buildings inside Archer Place, a premier mixed-use real estate project strategically located just steps from the University of Florida in Gainesville.
With a total buildable area of over 600,000 square feet, Archer Place will include:
- 559 beds of Class A student housing across two buildings
- Luxury for-sale condominiums
- Over 15,000 square feet of retail space
- A 304-space structured parking garage
Archer Place has secured all permits and approvals and is currently under active construction. The development is scheduled for completion by August 2027, aligning with the start of the 2027–2028 academic year.
In addition to the student housing building that will be developed through the partnership, Archer Place will feature a second student housing building plus a 92-unit high-end residential condominium developed exclusively by BAI Capital.

Archer Place is positioned less than one mile from the University of Florida campus, offering walkable access to over 69,000 students. According to a third-party market analysis, the Gainesville student housing market has a net unmet demand of over 14,000 beds. The new supply represented by Archer Place accounts for less than 0.5% of that demand — a strong indicator of its lease-up and sales potential.
The joint venture reflects both firms’ commitment to delivering differentiated real estate assets in high-growth, underserved markets. Archer Place is the first collaboration between BAI Capital and Adam America, with future partnerships currently being explored.
