Construction Update: Precast Rises on Archer Place’s Building B3 as Building B4 Nears Completion

BAI Capital’s flagship Gainesville development keeps moving from blueprint to skyline. The latest construction update from the field shows real progress on two fronts at Archer Place: Building B3, the project’s large student housing tower, has entered its precast erection phase, while Building B4 stands essentially complete.

Precast Erection Begins on Building B3

In the newest site update, Ward Singer, BAI Capital’s Vice President of Construction and Development, walked through the changes taking shape on site. Crews are now erecting precast concrete pieces on Building B3 — the flagship student housing building at Archer Place. The precast elements, which include stair towers and structural columns, are manufactured and shipped in on trucks from Tampa, then set into place piece by piece.

According to Singer, the precast crews will remain on site for approximately four months, methodically raising the building’s structural skeleton floor by floor.

What’s Next: Planks for the Second and Third Floors

With the stair towers and columns now in place, the next phase moves quickly: crews will begin setting precast planks for the second and third floors in the coming days. This is a key structural step — the planks form the actual floor surfaces that subsequent phases, from MEP rough-in to framing and finishes, will build on top of.

BAI Capital’s construction team expects the full precast erection phase for Building B3 to wrap up in three to four months, setting up the building for its next stage of vertical construction.

Building B4: Approaching the Finish Line

While all eyes are on B3’s rising structure, Building B4 has reached its final construction milestones, marking one of the first buildings at Archer Place to near full completion. It’s a concrete signal — literally — of what’s ahead for the rest of the property, as BAI Capital’s mixed-use community of condos, student housing, and retail continues taking shape on Archer Road.
